The beginning of a new year is the perfect time to set goals—not just for yourself, but for your home, too, because it is likely your biggest investment. Whether you've recently bought your first house, are planning to sell, or simply want to protect your investment, there are plenty of steps you can take to increase your home's value and functionality.
So what do I know? Well, I've worked in residential real estate since 2016, and since then, I've sold in multiple markets on the east coast, I'm licensed in two states, and I've completed the real estate licensing courses for California and New York.

For all the homes I've owned, I have NEVER put more money into renovations & improvements than I have gotten out of the sale.

1. Make One Update (big or small) to Your Kitchen or Bathroom
Small improvements to your kitchen or bathroom can go a long way toward enhancing home value and aesthetics. But not to worry, you don't have to spend a lot to make a big impact and add some style and personality to your space.
Think small:
Swap out your cabinet hardware - go for something like this or this for less than $4 each per handle!

Paint your cabinets - kitchen or bath; just the cost of paint!

Think big:
Upgrade your kitchen appliances
Replace your bathroom tile
Swap out counters or plumbing fixtures
Pro tip: Upgraded kitchens and bathrooms are ALWAYS a top priority for home buyers and your return on investment (ROI) is typically 70-80% -- but even if you’re not selling, you will never regret refreshing your kitchen and baths!
2. Organize Closets and Your Pantry
Decluttering and organizing your closets or pantry is one of the simplest ways to start the year on the right foot. Donate clothing or items you no longer need and use storage bins or bags like these to categorize what remains.
Did you know? Organized spaces can increase perceived home value during showings. Plus, you’ll save time and stress when everything has its place!
3. Add Energy-Efficient Features
Homebuyers today are prioritizing energy efficiency. Whether you install a smart thermostat, swap old lightbulbs for LEDs, or upgrade to energy-saving appliances, small investments can save money on energy bills and appeal to eco-conscious buyers.

Pro tip: Highlight these changes when listing your home for sale—they’re a big selling point!
4. Service or Inspect Major Systems
Schedule a tune-up for your HVAC system, roof, fireplace, etc. Regular maintenance not only prevents costly emergency repairs, but it also ensures your home stays functional and safe. If you keep up with the regular maintenance of your major systems, you will be able to better budget for replacements, since you will have a detailed history of each system. Plus, having great records is a MAJOR selling point!
And definitely don't forget to change that HVAC filter!
DIY example: Flushing your hot water heater annually can remove sediment buildup, improving both efficiency and lifespan.
5. Choose One Element to Improve Curb Appeal
You don’t get a second chance to make a first impression - even if it's just for your own happiness each time you come home! Boost your home’s curb appeal with a small, affordable project:
Plant a new evergreen bush or tree
Add some potted, seasonal flowers
Grab a new front door mat
Paint your front door
Power wash your walkways, siding, or porch
Quick win: Check for wood rot on the exterior of your house and address it right away - this will save you big down the road: money and headaches!
6. Elevate the Design of Your Entryway or Foyer
Your home’s entryway sets the tone for the spaces beyond, serving as the first impression for anyone who walks through the front door. To enhance the design of this space, consider adding a statement rug that brings warmth and personality, while also helping dirt from making its way into your home. Updating the lighting with a chic (but inexpensive) fixture can create an inviting ambiance, making the entryway feel cozy and stylish. Incorporating storage solutions, like a stylish bench with built-in cubbies, not only provides a practical place to sit while putting on or removing shoes but also helps keep the area organized and clutter-free.

7. Replace Worn Carpeting or Add Stylish Rugs
If your carpets are looking outdated, replace them with more durable and modern materials like hardwood or LVP flooring, if & whenever possible. Not ready for a full upgrade? Place area rugs over worn carpet or install an inexpensive stair runner to bring personality and comfort into your space.
If allergens are an issue, definitely budget for a full carpet removal at some point. In the meantime, try my trusted & true air purifier (I live in smoggy LA and have THREE)! I also had two of these smaller ones when I had an apartment in NYC.
8. Deep Clean or Hire a Pro
Your home deserves a fresh start for the new year. Deep clean carpets, windows, furniture, and hard-to-reach spaces. Don’t forget to tackle often-overlooked spots like baseboards, ceiling fans, and vents - these get super gross!\
Consider this: If deep cleaning feels overwhelming, hire professionals to handle it, especially before listing your home.
9. Organize the Garage, Basement, or Storage Areas
Out-of-sight areas like garages and basements can easily become dumping grounds, but organizing these spaces can be a game changer. Sort items into “keep,” “donate,” and “discard” piles, and use shelving or bins to store what stays neatly. Also check out this blog post for lots more tips.
Bonus benefit: A clutter-free garage or organized basement gives you extra functional living or storage space, which buyers love.
