If you're a homeowner - new or veteran - you know that there is always something to repair, replace, or maintain. It's just part of the deal when you own a home. But why is it that the timing is just never right?? You had great plans to beautifully renovate your kitchen when all of a sudden you need a new HVAC unit, or your basement floods. So much for the new kitchen!
Trust me, I've been there and I'm telling you there's a better way. I've owned five homes in my adult life and have helped countless buyers & sellers over the past nine years, sitting through probably hundreds of home inspections, and in that time I've learned how to best maintain a home, and even more importantly, how to NOT maintain a home. I've seen sellers absolutely shocked after a home inspection when they learn that there are major defects and safety issues in the home they've been living in, and that they are responsible for addressing those issues before closing.
So what's the solution?
I've created a manageable home maintenance checklist - month by month - that I encourage you to begin using immediately so that you aren't caught off guard by any big surprises in your home. Each month contains three must-do tasks as well as two bonus tasks for the overachievers, and it doesn't matter if you are planning to sell anytime soon or staying put; this guide is intended to help you no matter your situation. And if you are a current renter, take note, because one day you will be purchasing your first home, and no doubt you will want to keep your biggest investment in tip-top shape!
Pro tip: Compile a home maintenance binder with all your service receipts and records. You can also print the month-by-month checklists and keep those in the binder as well. That way, when it is time to sell, you'll have great records to provide to the new buyer. Because remember: a well-maintained home equals more money in your pocket!
January
MUST-DO TASKS
Flush the hot water heater - DIY or hire a pro - to remove sediment buildup, which can reduce efficiency and shorten the lifespan of your unit.
If DIY: Start by turning off the power or gas supply to the heater, attaching a garden hose to the drain valve, and allowing the water to flow out until it's clear.
Conduct a plumbing inspection - DIY or hire a pro.
If DIY: Check under sinks, behind toilets, and around all plumbing fixtures for any signs of leaks, rust, or corrosion (especially if you have well water), staining, pooling water, or mold.
If you notice anything out of the ordinary—such as unusual water pressure or noises—contact a professional plumber to address potential issues before they escalate.
Replace kitchen water filters - DIY.
Check the water filters in your refrigerator, reverse osmosis systems, and any air filters attached to your fridge. Refer to the manufacturer’s instructions for proper replacement intervals and installation steps to ensure your filters are functioning correctly.
FOR THE OVERACHIEVERS
Clean your carpets and upholstery - DIY or hire a pro.
If DIY: Use a cleaner like this one to clean your carpets, area rugs, and other upholstery to remove dirt and allergens accumulated over past year.
Check caulk in kitchen & baths and re-caulk as needed - DIY.
Inspect joints around bathtubs, sinks, and your kitchen backsplash for cracks or peeling.
Use a caulk-removal tool or razor blade to scrape away damaged sections.
Reapply using a mildew-resistant caulk like this one (my favorite). Apply it evenly to the targeted area, smoothing with a tool or your finger for a clean finish. Allow proper drying time before use.
Pro tip: If you are selling your home, be sure to caulk any gaps in your moldings or wood shelving. I always do this when I sell (see below).
February
MUST-DO TASKS
Service your HVAC system - hire a pro.
Schedule a professional inspection and tune-up to ensure your heating and cooling systems are running efficiently. Ask the technician how often you should replace the air filter (which improves airflow, enhances energy efficiency, and maintains good indoor air quality).
Inspect your basement or crawl space - DIY or hire a pro.
Look for cracks in the walls or foundation, signs of moisture, water stains or leaks that could lead to mold or structural damage over time. Check for signs of pests, such as droppings or chew marks, and ensure proper ventilation to prevent humidity build-up. Address any minor issues promptly to avoid costly repairs later.
Deep clean your dishwasher - DIY.
Remove and clean the filter to eliminate trapped food particles and grease.
Use a dishwasher-safe cleaning solution or a mix of vinegar and baking soda to run a cleaning cycle, which helps remove build-up inside the machine. Wipe down the door seals and spray arms to ensure optimal performance and longevity.
FOR THE OVERACHIEVERS
Magic Erase wall scuffs. Use a Magic Eraser to clean scuffs off interior walls, focusing on high traffic areas like the mudroom or entryway, kitchen and family room. Another option is to touch up the paint in high traffic areas. Pro tip: If the color or finish is fading, consider repainting the entire wall for a refreshed look.
Clean out your pantry. Look for expired items, empty bottles/containers, and reorganize shelves for better accessibility. Check out this blog post for more pantry organization ideas.
March
MUST-DO TASKS
Water treatment system check - DIY or hire a pro.
The systems you have in place will determine how to handle this check.
If you have a well, you should hire a pro at least once per year to inspect all your well components including your softener, neutralizer, pressure tank, etc.
Pro tip: have your water third-party tested each year for contaminants, especially if you have well water.
Clean refrigerator coils - DIY or hire a pro.
If DIY: First, unplug your refrigerator for safety. Next, locate the coils—these are typically at the back or underneath the fridge. Use a coil brush or vacuum with a nozzle attachment to carefully remove dust and debris. Be thorough but gentle to avoid damaging the coils. Once cleaned, plug the fridge back in and enjoy improved efficiency!
Inspect your attic - DIY or hire a pro.
If DIY: You should be checking for proper ventilation - make sure vents are not blocked, check insulation for signs of mold or mildew, look up at roof sheathing to make sure there is no staining or leaks, and examine flooring and/or trusses for mold or signs of pests.
FOR THE OVERACHIEVERS
Wipe down the interiors of your kitchen drawers and cabinets. Remove everything, clean thoroughly, and reorganize items. Check out this blog post for more kitchen organizing tips.
Deep clean under your bed and behind large furniture. Move furniture pieces if possible, vacuum, dust, wipe down, and then return the piece to its location.
April
MUST-DO TASKS
Clean gutters and inspect downspouts - DIY or hire a pro.
If DIY: To remove leaves, debris, and buildup that could block water flow and lead to water damage, flush gutters them with a hose to ensure everything is clear and draining properly.
Prepare your yard for spring - DIY or hire a pro.
If DIY: Add mulch to retain soil moisture and regulate temperature, perform lawn aeration to improve air circulation and nutrient absorption, or seed lawn to fill in bare patches and encourage healthy grass growth. Choose the best option based on your region’s climate and season.
Inspect outdoor play structures - DIY.
Check swing sets, slides, or climbing frames, for any loose bolts, splintered wood, rust, or structural damage. Tighten or replace parts as needed to ensure they remain sturdy and safe for use.
FOR THE OVERACHIEVERS
Wash and clean your window screens. Pro tip: If you're selling your home, consider removing the screens from front-facing windows for better photos of the home and improved curb appeal.
Replace your front door welcome mat with something fresh and inviting.

MUST-DO TASKS
Power wash - DIY or hire a pro.
If DIY: Focus on your home's exterior: decks, patios, and walkways to remove algae and dirt buildup, and even vinyl siding - but be careful! Always check the manufacturer's recommendations.
This is my favorite power washer; I've used for many years and with several of my homes.
Get your outdoor spaces in order - DIY.
Declutter and organize your garage, shed, or outdoor storage spaces. Toss anything and is old, gross, rusted, or no longer in use.
Trim trees and branches - hire a pro recommended.
Hire a professional to trim tree branches or dead trees that are close to your home and might pose a hazard.
FOR THE OVERACHIEVERS
Clean the glass of your exterior light fixtures for a brighter, polished look.
Clean your exterior windows (hire a pro recommended, especially if you have a two+ story home).
June
MUST-DO TASKS
*this is the only month of the year that all three must-do tasks are "hire a pro recommended," and that is because these are major potential issues that can cost big and really damage your home if left ignored.
Pest Control - hire a pro recommended.
Schedule a termite and WDI (wood destroying insect) inspection, and consider starting a maintenance & prevention plan with your local pest control company
Mold Inspection - hire a pro recommended.
This one should be self-explanatory, but trust me, the last thing you want in your home is black mold. It can be hidden and poses a huge health risk.
Roof Inspection - hire a pro recommended.
Have your roof inspected for damaged or deteriorated shingles or leaks. Most companies offer a roof "tune-up" which will help extend the life of your roof and help you manage any repairs or replacements needed.
FOR THE OVERACHIEVERS
Check doors and cabinets for squeaky hinges, and use WD-40 to fix them. Tighten any loose hinges, especially in your everday kitchen cabinets which can loosen over time.
Clean your kitchen exhaust fan filter to keep odors at bay.
July
MUST-DO TASKS
Update your home maintenance binder - DIY.
Remember, this is a record of warranties, repairs, and contractor info that’s invaluable when selling.
Deep clean your basement storage area - DIY.
especially behind water heaters and furnaces.
Test your GFCI outlets and inspect your electric - DIY or hire a pro.
You can easily test your GFCI outlets by plugging in something small like a night light for example into the outlet, pressing "RESET," then pressing "TEST." The night light should go out when you press "TEST." If that happens, the GFCI is working correctly.
If you choose to do a DIY visual electrical inspection, you can look for loose or fraying wires, make sure your light switches don't become hot to the touch when turned on for long periods of time, and make sure your electrical panel appears to be in working order, BUT be sure to hire a pro if you have any concerns or need a more thorough inspection.
FOR THE OVERACHIEVERS
Touch up your trim paint to maintain that fresh, polished appearance.
Consider swapping out dated light fixtures or plumbing fixtures—a small upgrade that can make a big visual impact.
August
MUST-DO TASKS
Prune outdoor plantings - DIY or hire a pro.
If DIY: Focus on small trees and shrubs to promote plant health and maintain curb appeal.
Schedule another HVAC service if needed - hire a pro recommended.
The frequency will depend on your system and your climate, so it's always best to check with your service provider.
Inspect exterior wood - DIY or hire a pro.
Check all exterior wood surfaces - like trim, decking, shutters - for signs of rot or chipping paint. If you notice any wood rot, address it immediately and call a professional. Exterior wood rot can be a major problem.
FOR THE OVERACHIEVERS
Freshen up your garbage disposal. (Hint: Ice cubes and baking soda work wonders!)
Organize your mudroom or entryway. A tidy space leaves a great impression on visitors and potential buyers if you plan to sell.
September
MUST-DO TASKS
Chimney/fireplace inspection - hire a pro recommended.
Have your chimney inspected and your fireplace cleaned, especially if you live in a cold climate and use your wood-burning fireplace often. Pro tip: Brick chimneys can be a huge expense to repair, so always keep up with maintenance if you have one!
Inspect exterior trim paint - DIY.
Touch up exterior trim paint or shutters if you notice any fading or peeling paint.
Clean all your interior light fixtures - DIY or hire a pro.
If DIY: Take apart lighting fixtures that have glass shades and wash the glass (I do mine in the sink). Make sure that your light bulbs are consistent within the fixture (same brightness & warmth), and that any recessed lighting bulbs are the same wattage.
FOR THE OVERACHIEVERS
Freshen up your front door with a new coat of paint, especially if it's sun-faded.
Declutter and organize your closets as the seasons change; donate at least one bag of items.
October
MUST-DO TASKS
Clean gutters and inspect downspouts - DIY or hire a pro.
Same as you did in April, gutters can be cleaned more or less depending on your climate and the proximity of trees to your home.
Clean your dryer vent - DIY or hire a pro.
If DIY: Try a kit like this one to ensure you have everything you need. Pro tip: If your dryer vent is long (like, your laundry room is in the middle of your house and takes a long route to vent to the outside), I strongly recommend hiring a pro. Excess lint buildup can be a fire hazard, so you don't want to take any chances.
Clean your HVAC ducts - DIY or hire a pro.
If DIY: Remove your floor vent and use a vacuum hose to suck up all the dirt and dust. You won't be able to get all the way in there, but trust me: you will get a lot of yuck!
FOR THE OVERACHIEVERS
Replace any burnt-out lightbulbs, ensuring consistency in brightness and color temperature, indoor and outdoor.
Deep clean your shower heads with a vinegar and water solution.
November
MUST-DO TASKS
Winterize outdoor faucets - DIY.
Turn off the water supply to outdoor faucets and hose bibs, drain any remaining water, and insulate them with foam covers to prevent freezing and potential pipe bursts.
Inspect and repair exterior caulking - DIY or hire a pro.
Check the caulking around windows, doors, and other exterior surfaces for cracks or gaps. Remove old, damaged caulking and reapply a fresh, weather-resistant sealant to keep out cold air and moisture.
Conduct a thorough exterior perimeter check - DIY.
Walk around your property to inspect the foundation, gutters, and grading. Ensure proper drainage by clearing debris from gutters and downspouts, and check for areas where water might collect near the foundation. Make sure all grading is directed away from your home.
FOR THE OVERACHIEVERS
Sort through holiday décor and donate or discard items you no longer use. Make sure everything is properly stored and labeled.
Deep clean the inside of your windows and doors - really get into the cracks and crevices. Lots of dirt builds up here!
December
MUST-DO TASKS
Check for air leaks - DIY.
Carefully inspect for air leaks around windows and doors by feeling for drafts or using a candle to detect airflow. Replace any damaged or worn weather stripping to improve insulation and energy efficiency.
Clean out your fridge & freezer - DIY.
Remove all food items from your fridge and freezer, checking expiration dates and discarding anything spoiled or freezer burned. Wipe down all shelves, drawers, and surfaces with a mild cleaning solution for a fresh start before restocking.
Clean your glass shower doors - DIY.
Thoroughly clean your glass shower doors by applying a paste made from vinegar and baking soda. Let it sit for 10-15 minutes to break down soap scum and hard water stains, then scrub gently with a sponge or brush. Rinse with warm water and dry with a microfiber cloth for a streak-free finish.
FOR THE OVERACHIEVERS
Launder or vacuum curtains, blinds, or other woven window treatments.
Refresh indoor plants by pruning, re-potting, or giving them extra care.
